Selling your house in Appleton and the surrounding areas (Little Chute, Kimberly,  Kaukauna) can be a breeze- or a pain. I should know. I’ve been in the real estate business for years in the Appleton area as a realtor, an investor, a real estate coach, and I’ve founded the Green Bay Real Estate Investor Association and, more recently, the Appleton Real Estate Investor Association. You could say I know what it takes to get a house bought, fixed and sold in this market better than everyone but a select few - that’s what we do! 

I’m going to take you through some of the factors that can help you sell your house in Appleton fast - straight from the “pen” of a successful Appleton realtor. 

Pricing? Do Your Research

When looking to sell your house in Appleton and the Fox Valley, my first advice to you is: do your research!  What do I mean by that?   Well, with a little effort you can find out what houses (in similar categories to your house) have sold for and get an idea at what price you should price your property for maximum sell-ability.  For instance, if you have a 4 bedroom ranch, with 3 bathrooms, on 2 acres of land, you should look for houses with similar attributes that have sold in the last 6 months and think about basing your asking price on the selling price of those houses.  On that point, here’s a couple of things to remember when trying to sell your house in Appleton:

Take everything with a grain of salt

Just because someone else’s house sold for a certain amount, doesn’t mean you have to price your house exactly the same.  Just use this as a jumping off point to start your research. Remember, selling your house in Appleton (or anywhere) should start with you, the seller, feeling comfortable with your starting point.  Don’t price your house too low just because you think it will sell immediately.  There is a sweet spot when it comes to price. 

Remember the details

If a similar house sold a few miles away, but it has a pool, a screening room, and stainless steel appliances, but your property doesn’t, you should assume those details drove up the price on the other house a bit.  I know that's an extreme example, but you get the point.  Though they may have the same square footage and outdoor space, not all houses are created equal.

Help is available

It’s easy to get a professional opinion from a realtor, so don’t be shy about asking for help from a pro.  Remember, realtors work on commission, so it costs you nothing to sit down with an Appleton realtor and find out where they would recommend pricing your house.

Give Your House Some Curb Appeal

For all you HGTV fans out there, you know there was a popular show called “Curb Appeal” where a realtor would help people sell their houses by dramatically improving what the house looked like from the outside. They’d pull a few weeds, plant some nice flowers, paint the door red, and make external upgrades for a small amount of money that often paid big dividends. 

Hey, like it or not, we as humans have a natural tendency to make split-second judgements on everything!  If you go to see a house that has a rickety old fence with paint peeling and cracking, what impression does it give you?  Even from a "subliminal"level, it tells you that the owner didn’t care enough to do basic maintenance on the house, and that could be an indicator that there are more problems on the inside. 

Here’s a few simple things you can do to increase the curb appeal of your property:

  • Paint.  As we mentioned, a fresh coat of paint can make a great impression and shouldn’t be underestimated.
  • Landscape.  Plant flowers, mow the grass, trim the bushes … anything you can do to increase the perception that your house has been lovingly cared for can plant the seed in the buyer’s mind that this is going to be a great place to live!

Small Repairs Can Pay Big Dividends

Let’s bring this to the interior.  Okay, you’ve given your house some curb appeal to make it clear that it’s been lovingly cared for.  Now let’s talk about what we can do to the interior to help you sell.  Whether you are trying to sell your house in Appleton, Little Chute, Oshkosh - or Los Angeles or Florida,  these tips hold true.

Declutter!

Oh man, nobody likes visiting a house that has stuff everywhere.  People, we know that it’s your house and you may have the world’s largest collection of old vintage newspapers from WWI - but now is not the time to display them in la casa!  Do yourself a favor and tidy up before trying to sell. Put all of your knickknacks in boxes and stash them in the basement.  You want people to be able to see your house- not be overwhelmed by what a pack-rat you are.  Plus, you are selling, so act like you are ready to move out soon and get your stuff organized and at least semi-packed.  Declutter, declutter, declutter. 

Choose Your Battles

Selling your house in Appleton is no different then selling your house in another part of the country- people want certain things.  Again, watch HGTV and you’ll find people are consistently attracted to similar features- granite countertops, open kitchens, hardwood floors, stainless steel appliances- I could go on and on.  But let’s face it, these features are considered “high-end” because they are expensive.  And nobody wants to do a renovation of their interior space just as they are trying to sell and move.

That said, adding a small feature or two can do wonders in making your property more attractive to potential buyers.  Just like adding some flowers or slapping a quick coat of paint can make an exterior blossom, the interior can be improved dramatically by adding some nice features. Maybe you want to replace some old light fixtures, rip up some old carpet and replace it with new nicer carpet, or replace a vanity in the bathroom.  Trust me, there is always room for improvement, but sometimes little inexpensive improvements can go a loooong way.

Stage it

We’ll cover this in-depth in a future blog post, but let’s get clear from the get-go that staging can be huge when trying to move a property. This can be even more important if you are trying to sell an investment property or other vacant home. If you are not familiar with what I mean by staging, it’s basically leasing or borrowing  temporary furniture and decorations and making the place look like it would look if somebody was to buy the place and furnish it nicely.  Don’t worry, staging isn’t something you have to figure out all by your lonesome- there are professionals who do this, and your realtor will know how to set this up.
